In response to the steady growth of high-tech manufacturing and the expansion of nearshoring across the Bajío region, Polígono Empresarial San Miguel (PESMA) has marked a major milestone in its master plan with a US$ 50 million investment dedicated to the construction and commissioning of a new high-voltage electrical substation.
This world-class energy infrastructure ensures a continuous, reliable, and high-capacity power supply for all established tenants and future Build-to-Suit (BTS) projects within the park, addressing one of the most critical requirements for large-scale industrial operations in Mexico: energy certainty.
- High-Voltage Direct Grid Connection: Direct interconnection to the National Electrical Grid via a 230 kV high-voltage line, feeding two 60 MVA transformers operating in parallel to supply the park’s entire distribution ring.
- Total Continuous Redundancy: Active dual-transformer backup system designed so that if one unit requires maintenance or goes offline, the second immediately assumes the full load, preventing voltage drops or production downtime.
- Enabler for Data Centers & High-Tech Industries: Nationally differentiated energy infrastructure that positions PESMA as a top-tier destination for data centers, cloud infrastructure, and mega-projects with intensive power requirements.
- Strategic & Financial Partnerships: Project executed with financial backing from Nacional Financiera (Nafin), technical supervision from the Federal Electricity Commission (CFE), and specialized engineering talent.
