11. No Warranty

You as a user agree to comply with all applicable laws, statutes, ordinances and regulations arising from the use of our service.

13. No Agency
You and Colliers.com are independent contractors, no agency, partnership, joint venture, employee-employer or franchisor-franchisee relationship is intended, implied or created by this Agreement.

14. Notices
Unless explicitly stated otherwise, all notices shall be transmitted to Colliers.com via e-mail to corporativo.mexico@colliers.com (in the case of notices sent to Colliers.com) or to you as a user at the e-mail address you provide to Colliers.com during the registration process. Notice will be deemed given 72 hours after the e-mail is sent, unless the sending party is notified that the e-mail address is invalid. Alternatively, we may provide you with notice by certified mail, postage prepaid and return receipt requested, to the address provided to Colliers.com during the transaction or offer process. In such case, the notification will be deemed complete 3 days after the date of mailing.

15. Intellectual Property
All information, including but not limited to comments, suggestions, ideas, graphics or other submissions, communicated to Colliers.com by you through the Site, including but not limited to the related intellectual property itself (except as expressly provided), becomes the exclusive property of CIPC without compensation and CIPC may copy, incorporate, distribute or use such communications for any commercial or non-commercial purpose. You agree to take all further steps as may be necessary to assign your rights therein to CIPC. You may not post or transmit to or from this site any unlawful, libelous, defamatory, obscene, scandalous, inflammatory, pornographic or profane material.

COLLIERS, COLLIERS INTERNATIONAL, and the design and color of the flag are trademarks without limitation of CIGI and may not be copied, imitated or used, in whole or in part, without the prior written permission of CIGI. In addition, all page headers, custom graphics, button icons and scripts are service marks, trademarks and/or registered trademarks of CIGI, and may not be copied, imitated or used, in whole or in part, without the prior written permission of CIGI. 16. Governing Law
These Terms of Use Agreements are governed by the laws of the State of Delaware, USA, and the parties irrevocably submit to the jurisdiction of the courts of the State of Delaware.

17. Exceptions
If any provision of this Agreement is held invalid, illegal or unenforceable, the validity, legality or enforceability of the remaining provisions of this Agreement shall not in any way be affected or impaired thereby.

18. Entire Agreement and Waiver
This Agreement constitutes the entire agreement between you and Colliers.com and supersedes all prior agreements, understandings, negotiations and discussions, whether oral or written, between the parties with respect thereto. No supplement, modification, suspension or termination of this Agreement shall be binding unless executed in writing by the person to be bound. No waiver of any provision of this Agreement shall constitute or be deemed to constitute or be deemed to constitute a waiver of any other provision (whether or not similar) or a continuing waiver except as expressly provided to the contrary.

19. Your Correspondence
We encourage you to share your comments and questions with other users and us. We undertake to read all mail you send us, but we may not be able to respond to all of them.
